"Estepona Marina Properties S.L" hereafter called "EMP" is a Spanish registered company. The "client" is the person whose electronic mail address is used for the booking or the person who signs the booking form. EMP operates primarily as an Internet based booking system.
Instructions, alterations and cancellations will be accepted by electronic mail as long as they originate from the client's electronic mail address and include a booking reference. This includes car hire, transportation or excursions similarly booked.
Prices quoted are for occupancy only by persons up to a maximum number as indicated on the booking form; extra persons can be accommodated where indicated at a weekly or part of a week charge of €100. No reduction will be given for a subsequent reduction in the number of the party. Changes to any member in the party must be notified by electronic mail or in writing. The minimum nights stay is 5 nights for Low and Mid season periods and minimum of 1 week stay for High season.
Please note that in accordance with Spanish laws and regulations, we have a no-smoking policy for all public areas, we also have a no-smoking policy in all properties unless otherwise stated. Any guest found to have been smoking in the property will automatically be charged a fee of 150 €uros to cover full servicing costs, deducted from the Security Deposit (credit card)
All rental properties displayed on our web site and provided by EMP are non smoking.
Payment of the specified deposit, or full amount if booked within six weeks of the date of arrival, constitutes the client's full acceptance of these terms and conditions. EMP acceptance of this payment confirms our commitment and obligation to provide the accommodation and facilities as shown on the booking form. It is therefore important that you check these conditions both on the booking form and on the settlement notice. Transmission of the booking form containing your details and/or the settlement form means that you accept these terms and conditions.
A deposit of 30% of the full value of the booking total is payable when making the booking. If the date of booking is less than six weeks before arrival the full amount is payable with booking. The balance is payable 6 weeks prior to the arrival date. If the balance is not paid by the due date the booking can be cancelled.
Confirmation must be made at the time of booking to secure the accommodation. If payment is required to be made by bank transfer or credit card, the accommodation can be reserved for 3 working days to clear the payment, otherwise the reservation will be automatically terminated. Payments may be made with Visa/Mastercard in Euros only. No currency fluctuation/surcharges will be applicable once the booking has been accepted.
On arrival and collection of the property keys EMP will require the credit card details as the Security Deposit. Clients shall report breakages, damages and any losses to the rental property at the time they occur. At the termination of the rental period and on inspection of the rental property any breakages, damages or losses discovered shall be notified to the client and will be deducted from the Security Deposit (credit card) accordingly and a report and receipt sent to the client.
Unless otherwise agreed all holiday rentals commence from 14:00 (local time) on the arrival date and the property has to be vacated by 10:00 (local time) on date of departure, if clients do not vacate on time they will incur a charge equivalent to a half day's rental deducted from the Security Deposit (credit card)
Unless otherwise agreed clients will not exceed the maximum agreed occupancy of the rental property, extra person are charged at €100 per week or part of a week.. If a late check-out is required please arrange when making the booking, if a late check out request can be accommodated there will be a charge of €65. Clients shall leave the Rental Property and all its equipment in a clean, tidy condition. Extra cleaning costs and replacement of damaged or broken items as a result of breach of this condition will be deducted from the Security Deposit (credit card).
Any cancellation or changes must be made in writing and in accordance with the conditions above, the following charges will apply:
Cancellation up to 4 weeks prior to arrival date:

50% refund less Admin service charge of 25€.
COVID Cancellations, if your booking is cancelled for Covid reasons, proof is required, a full refund is possible less 25€ service charge.
EMP does not provide holiday insurance nor accept liability for any loss, damage, illness or death during the period of the booking. It is therefore essential that all of the individuals in the party take proper comprehensive insurance cover before departure.
Premises will not be available before 14:00 (local time) on the day of arrival and must be vacated by 10:00 (local time) on the day of departure.

On receipt of the final payment EMP shall notify and give receipt detailing costs, payments and instructions regarding the rental property and key collection. Clients are responsible during the rental period for the safe-keeping of property keys and there safe return as instructed. Clients will incur the cost of replacement and or cost of employing a locksmith. EMP cannot accept responsibility for situations and circumstances beyond their control, including but not restricted to, Swimming pools and garden maintenance, routine maintenance, building works, repairs and cleaning of the urbanization and nor any works to external areas, road works etc. In such cases EMP would endeavour to find alternative accommodation.
In a case of the accommodation not being available for any reason EMP would endeavour to find alternative accommodation.
The client accepts responsibility for ensuring that the information given on the booking form is accurate and not misleading in any way. It is expected that the client will exercise proper levels of security with the accommodation and give proper consideration to the fixtures and fittings, cleanliness, use of facilities and to other residents.

Our Customer Support dept is available between 11:00 and 14.00 (ESP) Monday to Friday.
All complaints will be acknowledged within 2 working days and will be resolved as soon as practicable. We will always keep you informed throughout the process of resolving your complaint and we will keep the details of your complaint confidential.
We always welcome feedback from our customers and are continually looking at ways to improve our service.
A cleaning service can be provided by request at a cost of €18 per hour.
